Certified Professional Inspector physically walks the site, verifies construction progress against the draw schedule, and documents all observable conditions.
Every construction phase from pre-construction through certificate of occupancy — each item verified as Complete, In Progress, Not Started, or Exception.
Inspector-verified percentage complete for each SOV line item. Requested draw amount compared against verified work in place. Variance flagged when present.
Comprehensive photo log — all elevations, completed work, stored materials, site conditions, permit postings, and every exception observed on site.
Every deficiency, deviation, or flag logged with severity rating, description, location, photo references, responsible party, and corrective action required.
Permit number, status, and expiration. Notice of Commencement. Builder's risk and liability insurance verification. GC and subcontractor lien waiver status.
Lender name, loan number, property, parties, inspector credentials, and report ID.
Requested vs. verified draw amounts, overall % complete, Green / Yellow / Red funding status, and top flags for immediate lender action.
