Blue Hawk Inspection Services LC provides independent, third-party construction draw inspection services for single-family residential ground-up construction projects. Each inspection includes an on-site visit by a Certified Professional Inspector, verification of construction progress against the draw schedule, a phase checklist, budget-to-completion analysis, photo documentation, exceptions report, and lien and permit status — delivered as a lender-ready PDF report.
Blue Hawk Inspection Services LC performs inspection services only and does not provide construction management, project oversight, or contractor supervision of any kind.
Blue Hawk Inspection Services LC's inspection is a visual, non-invasive assessment of observable construction progress against the draw schedule. Blue Hawk Inspection Services LC does not verify quality of workmanship or materials, provide structural engineering opinions, certify code compliance, or render legal advice. Funding decisions remain solely with the lender.
This report is prepared exclusively for the named lender in connection with the identified loan. It may not be relied upon by any other party, including the borrower, general contractor, or any subsequent purchaser of the property.
$250.00 per draw inspection. Fee is invoiced upon delivery of the completed report. Payment is due Net 30 from invoice date. Invoices unpaid after 30 days accrue interest at 1.5% per month. Blue Hawk Inspection Services LC reserves the right to suspend future inspections for any lender with an outstanding unpaid invoice.
Reports are delivered within 48 hours of the completed site visit. Rush turnaround is available upon request.
Blue Hawk Inspection Services LC carries Professional Liability (Errors & Omissions) insurance through NEXT Insurance, with limits of $250,000 per claim and $250,000 aggregate. The policy includes a Blanket Additional Insured endorsement. Lenders may be added as additional insureds upon written request.
Blue Hawk Inspection Services LC is an independent third party with no financial interest in the project, the borrower, or the general contractor. Blue Hawk Inspection Services LC is not an agent, fiduciary, or representative of the lender and makes no warranty as to the outcome of any inspection.
Blue Hawk Inspection Services LC's liability arising out of any inspection is limited to the fee paid for that inspection. This limitation does not apply to claims arising from gross negligence or willful misconduct.
The lender agrees to indemnify and hold harmless Blue Hawk Inspection Services LC from and against any claims, damages, or expenses arising out of the lender's or borrower's own acts, omissions, or misrepresentations in connection with the construction project or draw request.
Any legal action arising out of an inspection must be filed within one year of the date of the inspection report. Claims filed after this period are waived.
This agreement is governed by the laws of the State of Georgia. Any disputes shall be resolved exclusively in the Superior Court of Fulton County, Georgia.
